Supported by a property management assistant, the Property Manager will oversee the preparation and implementation of operating budgets, the evaluation of budget performance, tenant improvements, capital improvements, maintenance and repair projects, and coordination of company wide initiatives and programs. The candidate must have superior knowledge of commercial real estate, commercial facility maintenance practices, property management accounting standards and systems, advanced Excel, and a strong financial aptitude. The ideal candidate will be a self-starter, possess strong interpersonal and organizational skills, as well as be a creative problem solver. A professional designation such as CSM, CPM, or CCIM is preferred. A minimum of 5 years of retail commercial property management experience is required as is regular travel.

Kimco, one of North America’s largest publicly traded owners and operators of open-air shopping centers, is currently seeking a Tenant Coordinator to join our collaborative, challenging, growth oriented team.   The Tenant Coordinator will be responsible for construction execution, tenant communication and processing of Tenant Improvements (TI) and Tenant Allowances (TA) for all new tenants.  This role will act as the primary liaison between Kimco and the tenant from the point of lease execution, up until the time the space is delivered by the Property Manager, the time final documents are received, or when the final TIA payment is made.   Responsibilities will include: - Track all deals for lease execution - Send Kimco Welcome Packages to all new tenants (Property Manager) - Obtain tenant contact information and populate in Sales Force - Set up CTI budget for all deal related costs - Collect and validate all required documentation from tenant - Process TIA payments - Collect sign renderings from tenant and forward to PM or CM for approval - Coordinate the transfer of utility accounts for tenants moving in/moving out - Track the permitting and bidding process by each tenant - Monitor critical milestone dates to ensure timely completion of work - Review and approve tenant construction drawings - Oversight of small tenant interior / exterior projects

(NYSE: KIM), North America’s largest publicly traded owner and operator of open-air shopping centers, is currently seeking a Marketing and Business Development Manager to manage marketing-related activities targeting tourists and locals for our Dania Pointe Signature Series asset.  This role, reporting to the Director of Lifestyle Marketing, will be responsible for identifying tourism trends and opportunities that are in line with the overall Dania Pointe marketing plan goals and strategies and will help continue to grow the Dania Pointe brand amongst domestic and international tourism channels. This position will also collaborate with the Dania Pointe Marketing Manager in the planning and execution of special events, public relations efforts, merchant communications and community relations as it relates to all tourism and customer facing initiatives.   Responsibilities include: - Partner with the Director of Marketing to develop and execute an annual strategic tourism marketing plan that drives traffic and sales. - Build and execute marketing programs and amenities for tourists (ex. baggage check / storage services, shuttle bus / ride shares, etc.) as well as B2B relationship management and all related collateral development. - Establish and maintain tourism relationships including area hotels, tour operators, industry partners, destination marketing organizations and other local and state agencies that includes consistent communication pre/post travel. - Work strategically with the Director of Marketing and the Manager of Digital and Social Media Marketing to provide tools for tourists to enhance their visit with multilingual content/signage, translation services, shopping guides, presentations, etc. - Plan and manage the annual tourism budget in partnership with the Director of Marketing. - Research, compile and distribute regular tourism reports and metrics. - Serve on tourism/travel boards and committees as appropriate. - Represent Dania Pointe at key tourism/travel trade shows and meetings - Serve on key local city key tourism boards / committees (ex. Broward County Tourism Council Coalition, Visit Florida, Visit Lauderdale, etc.). - Coordinate the execution of various marketing and community partnership programs and events including vendor management, tenant participation, event budgets and marketing support. - Partner with the Director of Marketing to ideate, prospect and outreach to new potential local and tourism entities for center event programming and traffic-driving initiatives and partnerships (ex. World Cup, Formula 1, cruise port / line partnerships, etc.). - Keep up to date on local market trends and maintain awareness of competitive event programming and partnerships. Other Marketing Duties: - Work closely with center marketing and property management team to ensure all center events, promotions and tourism programs are being communicated appropriately to all tenants, security, corporate teams, and external partners as required. - Assist with on-site events and coordinate any pre / post event details. - Represent Dania Pointe at off-site events. - Participate in Manager on Duty responsibilities on assigned weekends throughout the year.
