Ancillary Income Intern

Kimco is looking for a summer intern to work with our Ancillary Income “AI” team by actively marketing and cold-calling potential tenants for short term deals.  The Intern will gain valuable experience in understanding the basics of temporary or pop-up deals and associated License Agreements, learning how to find, analyze, negotiate, and close short term deals while working within existing tenant restrictions and analyzing upside to executing deals, as well as gain an understanding of how ancillary income adds value to the company.

Perform and assist with activities relating to obtaining, analyzing and reporting on ancillary income including, but not limited to:

• Cold calling on businesses and retailers (by telephone or in person)
• List vacant spaces on various internet platforms
• Research and call on Liquidators (furniture, warehouse, electronics, auctions)
• Follow up on various leads
• Generate, research, and source new leads on new ideas for all assigned centers
• Call on vendors/contractors who may be interested in leasing no front space & advertising
• Work with some of the leasing and property management staff to get an overview and understanding of teamwork involved in order to achieve positive results for the company; learn basics of how to cold call, source, negotiate and close permanent leasing deals, understand basic lease rates, different types of leases (gross vs triple net)
• Tour properties and/or vacant spaces to be able to learn about center specifics
• Show spaces to prospective tenants
• Work with associates in various regional offices across the country
• Any other activities or special projects that relate to temp income
• Must be seeking a BBA or higher.
• Pursuing a real estate career is a plus, as is holding or working toward a real estate salesman license
