This person will support and coordinate Kimco’s property level budget, reforecasts, and multi-year cash flow processes.  Responsibilities include, but are not limited to; report validations, troubleshooting MRI system issues and working with a support team to test and implement fixes; assist with the budget and reforecast build processes, loading monthly actuals, perform Capex analysis, and assist with special projects.  The candidate will also conduct training sessions to the various groups including leasing, property management and ancillary income departments. Candidate will be a liaison between portfolio management, IT, Job Cost, and FP&A to coordinate the cycle while supporting the system users. The ideal candidate is a hands on, multi-tasker with high energy and ability to work in a fast paced environment.



  • Report validation
  • Validation and review of processes
  • User support and “budget help desk calls”
  • Assist with Budget and reforecast builds
  • Assist with Capex analysis
  • Complete monthly actual reloads
  • Liaise with Portfolio Management Department – running processes and managing scenarios
  • Coordinate and maintain the Budget approvals in B&F
  • Coordinate, train and maintain the Ancillary Income, Property Management and Leasing budget processes
  • Assist Manager and Director of Budgeting and Financial Analysis team on special project assignments


Education and Job Related Experience:

  • BA or BS in Business, Accounting, Finance, or MIS required (with emphasis on financial systems).
  • MRI Real Estate software experience preferred.
  • 1-2 years of Real Estate experience preferred.
  • 1-2 years of experience interfacing with IT as a user liaison preferred


Other Qualifications:

  • Strong financial/analytical skills
  • Strong Excel skills including knowledge of advanced analysis tools like creating Pivot tables, Lookup tables and Goal Seek desired
  • Strong interpersonal communication skills, ability to relate well with all levels of the organization
  • Strong organizational and analytical skills, must possess creative, inquisitive, and strong problem-solving skills
  • Strong data base background
  • Ability to interpret complex and/or diverse information
  • Ability to interface with IT and other departments
  • Ability to host trainings for large groups
  • Ability to work independently and within a team environment
