******Unless specifically contracted, resumes from recruiting agencies are not being accepted for this position.****** Reporting to the Vice President of Asset Management the position is a senior sub-regional leader responsible for the investment/operational strategy for a specific geographic portfolio who works closely with the regional operational department heads (property management, construction, development, finance and leasing).  The position is both strategic and operational in nature supporting the development of and responsibility for the implementation of comprehensive business plans, programs, initiatives, and strategies that promote the optimization of operational and financial performance of the asset management function.  The position is also the business lead for interaction between the portfolios existing tenants including their contractual issues other than renewals.


Essential Duties

  • Collaborate with the Regional President and Vice President of Asset Management and others on the regional leadership team in advancing the business plans for each property in the region
  • Demonstrate a commitment to a positive and collaborative team-oriented culture and instill such in the sub-regional staff
  • Design and implement business strategies that improve profitability of the portfolio, including operating retail properties as well as parcel acquisitions, redevelopment and mix use projects
  • Assist in the preparation of Investment Committee memorandums that recommend the investment of capital while outlining the risk/return analysis of such investments
  • Assist in the evaluation, tracking and reporting of value creation opportunities
  • Review and update budget to actual performance for all larger leasing as well as development and redevelopment projects assigned to the regional operational team
  • Partner with regional leasing and operating teams in establishing asset strategies and cap rate values for each property
  • Coordinate department heads and align strategy to maximize NOI
  • Act as an intermediary, with the Vice President of Asset Management, and/or business lead for non-traditional investment types that require third party management teams
  • Participate in the preparation of studies, reports, and analysis in areas such as budgets, financial plans, cash flow projections and business forecasts that will maintain and improve the value of the portfolio
  • Address and oversee the sublet, assignment and rent relief process for an assigned portfolio
  • Act as “business lead” for tenants in legal process and review/report on AR and collections
  • Assist in the acquisition process for new sites coming into the region
  • Manage analyst assigned to the sub-region


  • Bachelor’s degree required, MS/MBA with a real estate concentration or equivalent operational experience preferred
  • 10+ years of commercial retail real estate operational and financial experience, preferably community shopping centers
  • Leasing and investment experience is a plus
  • Experience with proforma and construction/investment financial modeling, preferably community shopping centers
  • Strong leadership / management abilities
  • Coach and play -- willingness to get in the trenches and lead by example
  • Financially oriented, strategic thinker with demonstrated ability to embrace technologies that advance business strategy
