Description

Reporting to ­­­­­­­­­­­­the Manager of Property Support Services, the National Utilities Manager will oversee day to day utility operations across the national portfolio.  The National Utilities Manager will lead a small operational team while working directly with property management, leasing, and construction teams across the country. 

 

Duties for this position include, but are not limited to:

 

Day to Day Operations

  • Management of all utility payables inclusive of 8,000+ utility accounts
  • Provide support and guidance towards Kimco’s open and close service
  • Act as the primary liaison between Kimco and its 3rd party utility bill processing agent
  • Periodic review of utility accounts to ensure proper coding to the general ledger
  • Leverage salesforce and other ancillary systems to provide up to date utility information for all properties

National Programs

  • Ensure all assets are compliant with annual state and local energy benchmarking requirements
  • Provide oversight on Kimco’s tenant submetering program. Coordinate with Kimco’s 3rd party submetering vendor to ensure all equipment remains operational and is maintained on a regular basis
  • Drive and continue to develop Kimco’s strategy for energy buying in deregulated markets
  • Operate Kimco’s tenant utility billing system and related processes. Strategize and execute enhancements within the tenant billing process  
  • Process all monthly site level solar billings

Cross Departmental Support

  • Property Management- Support all property managers and assistants with day to day utility needs (E.g. utility service disconnections, onsite utility issues, etc.)
  • Property Finance-  Provide support and dispute resolution to Kimco’s lease administration teams regarding tenant utility and CAM billings
  • Construction- Support regional construction teams with utility needs in new developments and redevelopments

Requirements

The ideal candidate will be proficient with Salesforce and have a strong track record working in a corporate level customer support position.  Excellent communication skills are a must – both verbal and written.  The candidate must be goal-oriented, a self-starter, and able to multi-task.  Knowledge of the retail real estate industry is highly desired.
